Hello and hope you’re all having a great week!

I’ve been speaking to several experienced investors in the commercial MF space and for the most part when we talk about analyzing numbers on a property they always mention that they look for ways to disqualify a deal.

I was wondering what are the specific things you all look out for to disqualify a deal and move on to the next one.

I'm in a similar situation. At the end of the day it comes down to what you're comfortable with. The argument of investing excess funds into RE is valid because it creates an income stream. On the other end, depending on how you intend to finance your properties less debt does create a more positive financial profile that should help you if you use traditional financing. I'm doing a little bit of both. I'm concentrating in paying off high interest CC's (improves my DTI) and looking for creative ways to finance real estate (partnering, seller financing etc). Biggest hurdle would be pulling the trigger and getting comfortable investing long distance. I live in the Orlando MSA which is very hot so I started analyzing other markets. Narrowed it down to Louisville and Durham. So right now I’m doing overall property analysis on those markets to identify good sub markets. Definitely partnering with an experienced operator in those markets would be beneficial.

I'm in a similar boat and I'm sure you can make a strong argument to chose either path. Personally, I'm paying down debt while I continue to educate myself, analyze MSA's and start to forge relationships with brokers. I'm interested in smaller value add MF properties (5-50 units). My point is, if you choose to pay down debt first then continue to move the ball forward with your REI strategy in some form and if you choose to immerse yourself in REI be conscious about your debt so it doesn't increase. Great question Dennis! The only better day than today to start taking action was yesterday. You won’t always have all the answers, but I guarantee you already know where you can go to get answers for whatever comes up (BP 🙂). Personally, I think one of the biggest things to overcome for me was realizing that I don’t need to know everything beforehand. Best of luck to you!

@Christopher Lewis thank you for posting. I got out of the military 9 years ago. After that, I finished college and found a secured job. Now I’m working full time and looking to buy small MF in different markets. I’m very shy for some things and very outgoing for others.

What do I mean by all of this? You operate at your own comfort level. If you have a strong enough goal, you will pursue it no matter what and push to expand that comfort level. I'm sure I have a lot of traits that would be an obstacle in REI, but I chose to push through those and keep working to get better in every area, specially the ones that make uncomfortable. I believe my goals are more important than my obstacles. Keep working towards your goals.

Hi Kevin, talk to Greg Clarkson from Clarkson Concepts. He’s a custom home builder and and also does remodeling projects. I haven’t work with him but have seen his work and it’s fantastic. He’s got a ton of experience and I understand likes to work mainly in Winter Park and Maitland to name a few places.

Edgar Gonzalez Like Sean mentioned there are websites like trulia and Zillow that provide different tools that could help you with comps. I️ would encourage you to network with agents and develop a relationship with them. Explain what you’re looking for and then the agent can set you up with an auto-forward to your email of the properties listed in the MLS that fit your criteria. Agents can also help you get comps. Just be mindful of the agents time and provide value in return. Best of luck to you.
