Post: Permit for bathroom & kitchen?

Hi BP'ers:

We are a property that will be getting a remolded bathroom and kitchen. The work on the bathroom includes counter tops, new cabinets, lights, new tile on the floor and in the shower enclosure. The work on the kitchen includes new tiles on floor, cabinets, countertops, new sinks, faucets, and new appliances.

Are we correct to assume that no permit is needed? We are doing this work ourselves.

Secondly, what could happen if work is done whichneeds a permit, such as changing air conditioning units and ducts, when reselling the home to a new owner? Could it cause a problem?

Just wondering if anyone has any experience buying a preforeclosure home by contacting the Trustee?

Are the Trustees helpful at all if you are unable to reach the owner?

Hi all:

A lot of preforecloasure properties tend to be vacant (owner bounced). What is a good way to track down their new address or even phone number?

Is there any services that you would recommend to track down the owner of a preforecloasure?

Hi all:

Can preforeclosure owners in Florida sell their home at any point all the way up to 5 days before their auction date? Or is it right until their final judgement, which usually comes  ~30 days before the auction date?

Also, once the owners agree to sell their home, and you provide them with money, they would have to pay off their loan + any other fees. Is it still possible for them to do this 5 days before auction, or is it more realistic for for the lender to cooperate before final judgement?

Just to confirm, the action date is when they will potentially loose the tittle of their home? They are able to reinstate their loan all the way up to the auction date correct?

Good day all:

Has anyone made some pre-foreclosure deals? I was wondering at what period of time throughout the pre-foreclosure option would give the buyer a higher likelihood of purchasing the property? 

For example, does the buyer have a higher chance of purchasing right after the owner receives the lis penden or right before being foreclosed on? 

Does anyone have experience purchasing and can recommend an exact time in the pre-foreclosure process which the owner is more likely to sell?
