What is the best landlord/rental property managemt software. Looking for a software i can manage a rental property/rehab, schedule, make task for hanyman, budget, etc. and also input rent payments and expenses. As far as the rehab i tried smartsheet where i can walk property make list of things that need to be done and send it to hanyman to complete amd he checks off. but smart sheet doesnt let me input rent payments or expenses. Can someone reccoemend in all in one software pls.

Afternoon BP,

I have a question, should I use mortgage company on a singlefamily investment property, or should i ask is there anything wrong with using mortgage companies? Banks are asking for 20%-25% down for singlefamily investmemt property. I spoke with mortgage company that said they only ask for 15% on invesment property. Ive used bank before but never mortgage cpmpany. Any advice or suggestions from past experiences? Plz reply

Great advice. Thanks everyone. They say you can only do 10 loans on ivestment properties or as long as you have reserves. How many cash outs can you do?

Hello Bp Family,

 I own a rental property free and clear. My question is should i do a cash out on this free and clear property to purchase another property and do the same thing over and over with cash out's. Or should i just wait and save the 20% to buy investment properties everytime to grow my portfolio. Which is the smartest and best way to grow my portfolio and buy properties?Thanks in advance.
