Hi BP! If I want to buy a 4plex using a conventional loan, what would the down payment be? 20%? Or can you find something lower?

Hey BP so my sister has a friend selling a MH in Chula Vista for $20 k single wide rent $500 a month I was thinking on making an offer originally it was a 1/1 however the husband is a contractor and built a second room so now it's a 2/1 My question is should I buy and rent or should I flip it?

Thanks @Diana Yun! Im going to call them as soon as I get a chance. Someone else also told me to mail them a letter too so when I call I can start the conversation by letting them know that I mailed them and ask if they got it. I appreciate your feedback

Hey BP! Quick question. (Let me preface by saying I'm still looking for my first deal) So I was driving around and found this boarded up house talked to the neighbor and she said house has been abandoned for at least a year. I then went to the county assessors office and looked up the address and found the current owner and address I also looked online for the owner and found a phone number my question is should I call or go knocking on their front door? Thanks for any and all advice Oh yes I forgot to mention house is 8,000 in backed taxes
