Talk to a CPA, but visiting theme parks nearby doesn't seem like an ordinary and necessary expense of managing and maintaining your property itself.

Thank you! I figured as much but didn't hurt to ask.

How can you justify spending money at a theme park as a necessary rental business expense?

I'd love to see what the IRS says when you get audited.  Based on the question, I'm sure you've expensed a lot of other items that might get disallowed.

I appreciate your thoughtful feedback and contribution to this forum. Thank you for assuming so much with knowing so little. Happy New Year!

Quote from @Carolyn Fuller:

For whatever it is worth, I am constantly looking at my area's listings to make sure my listings are competitively priced, etc. One of my listings is just about always at the top of the list. I rarely drill down on the listing, itself, but I would be suspicious if a property manager discouraged me from doing so. I would, at the very least, be looking at all the listings in your area, comparing ratings and numbers of reviews.

With just 2 listings, why aren't you managing them yourself?

I don't live anywhere near and as this was my first go around into STR's I wanted to get up and going with someone local in case something happens or is needed. In a year I may reconsider and decide to handle myself to save that 20%

Hello,

I have two homes on Airbnb currently being run by two separate management companies so I don't actually own the AirBNB listing. One property manager told me that if I visit my site just to look at the reviews it affects my listing negatively because it registers as someone visiting and not booking. Can anyone either validate or disprove this theory?

Looking for recommendations or feedback on STR companies in San Diego.

Hey @Carl N., with municipalities in CA unable to prosecute car theft, robberies, assaults, rapes and even murders, I wouldn't hold out much hope with people hanging out.

Fair but we did have an officer reach out immediately so hopefully there increased presence will help. Every little bit counts.

@Carl N. - valuable advice could include buying out the entire neighborhood/block/street and improving it. That was posted just a few days ago. A long journey but the payoff was great!

The whole block is mostly nice. I actually did try to inquire if this city owned land has any other zoning or there is the off ability(down the line) to purchase and develop.

Caveat emptor = buyer beware

You have a responsibility to know what you're buying and it's foolish to think you can buy something and then force the neighborhood to adjust to your desires.

@Nathan Gesner I am aware of that and believe this will be a good investment in the long term. Do I not have the right to ask the city enforces the laws on it books?

Did I miss the part where you give valuable advice? 😁

Hi Forum,

Need your help here. Just bought a home in Oceanside, CA and the city parking lot next door is a concern to me. There are people in there all hours of the night adding noise and general seediness to my home and area. The home is amazing but it now needs to be advertised stating there can be extraneous noise. I recently called the police chief's office who is getting me in touch with patrols.  My property manager suggested putting flood lights facing the parking lot from dusk until dawn( happy to do it) .

Short term - what can I do in addition to filing complaints with the city

Long term - is there is a way to get the city to sell or let this lot be developed into something else which would greatly improve the area

HI Carl,

I bet that any attempt to get that lot shut down would be a long long long time fight.

So lets look at the source.

Where are the seedy people coming from and where are they going (???) - Some are homeless some aren't. Not just high school kids making noise here.

Are you talking about surfers at night, or couples making out (???) - No

What makes them seedy, their cars are jalopies, their mannerisms are rude, they look "poor", stoned out drug zombies begging for quarters...(???). - If you were renting the place you wouldn't want them around. Could be homeless, could be drugs could just be seedy people. Cars are generally not the major issues as the city has limits on car parking so that is the easier part to enforce.

Does the city allow facing lights at the parking lot (???) - We are about to find out.

Are the neighbors who live nearby "seedy" types who use the area for overflow parking (???) - not from what I see. The cars themselves aren't the issue

What is the loud "Noise" buzzy aftermarket mufflers, loud vehicle music, bomp bomp bomp noises coming from car sub-woofers (???)

Are we talking "Criminal Types" here, or Hobo's, Tramps, etc... (???) - Well we have had some attempted break ins but then again the whole area gets that when people aren't living there full time.

Because solving the problem might be easier if you concentrate on the problem makers.
