My question is, do you need a real estate license to broker cash flow or real estate notes in ny state, or in any other state? I thought you didn't have to but I can't remember. Or is it required in some states. Thank You.

How can a note broker dealing with bulk notes contact a seller or sellers mandate and ask for what kind of notes they have available when they want pof or do they usually do send info to broker who then can contact buyer. Is this a normal process. Also is normal commission is 1 percent.

Thank You for that I appreciate that. The thing is I read all over the internet that you can wholesale for no money down but I don't see how that is possible. I also looked at bird dogging but can't figure out if that is legal or not. I have manage to find some decent properties out their but don't know how to structure a deal out with other investors without money or legality.

Can a bird dog legally find a buyer for a mls listed property listed with a agent and get a fee for finding buyer and how is it possible? If at all.

when a property listing has a button feature to click to send listing to friends. isn't that just marketing someone elses property that is'nt yours. don't real estate inestors not appreciate someone marketing their properties all over the place or don't they mind. :roll: :roll:
