Hey @Franky Juwana you could put the house for sale as lease to own. This way, some great couple gets their dream home and you get a nice down payment and cash flow for the duration and you can then keep it in your company name for the year you need. Or you can just put the house for sale and let the new owner keep the house in your name for a year in exchange for a small discount or better mortgage terms with you than they can get at a bank.

@Eric Márquez, you should be able to pull the house address up on the local tax parcel map. Almost every state has an online tax map where you can get the property owner's contact info. if not, you can also call the tax office and reference the property for them to give you the owner's name. @James Billings-Kang This is Buckingham Virginia. Very rural. But there are commercial coded properties in the area

Hey @Alex Olson. Thanks. It became more and more apparent to me how incomplete that question of mine was. So I found a 15 acre lot in rural Virginia where there are only single family homes and trailers owned and rented in this area. I wanted to develop two 2-story 6-unit buildings and a parking area on 3 acres, leaving the rest untouched. At present, the lot is mostly woodland. I have yet to verify with local realtors and PM's that the market will support the project. But once I do, I wondered how to begin acquiring contractors in such a rural area where there isn't much choice for miles when it comes to builders and GC's that can handle scale. Thanks in advnace for any information you might have to get pass that hump.

Hey investors, my partners and I have a rental portfolio and I put together commercial residential deals. I want to pull the trigger on a deal with a new small team doing a new construction in a rural area. I want to take a fresh perspective on it.

Where can I find great information on putting the expectations of this deal together? It is like doing an extensive flip or a value add on a commercial building but any insight on the unforeseen expectations of this project would be great. Thanks in advance...

@Randy Rodenhouse Hi Randy. so are you saying that the title company will draw up the deed of trust in advance of closing for both myself and the lender to sign or should I pay my attorney to draw one up and present it at closing? Thanks

@Michael Wentzel. Could I/ should I record the deed of trust after the closing so as not to complicate the closing process (being done by remote)?

But yes @Jeff V I have heard that you can buy with a HELOC somehow. But as yet, I have not found any traditional or non traditional lenders that will do so. Does anyone know of any?
