Wow, Thanks for the reply Joshua and Alan -- I will definitely check out the podcast! It's exciting to hear that opportunities in my area are viable! 

It's great to hear that other BP members are in the area, or have experience here!

Joshua, as much as I would love to start investing right this minute, my only concern is that my "income" (which is coming from a 2 day per week part time job) would not be sufficient enough to support a ~40 k loan. Obviously this assumption is coming from a non-educated standpoint on how lenders approve mortgages. Do you think that with a sufficient enough down payment, my income would not be evaluated? I apologize if this seems like a redundant question, I honestly just don't know what type of income I would need to get a loan for stay a single bed and bath unit. However, I definitely love the idea of going for student housing, thanks for the idea!

Alan -- I definitely agree with you when you say that the resources available today are abundant! I feel very fortunate that I have access to a community such as BP. Reading you reply has definitely made me feel more confident in investing here in the community. 

I was wondering what you (and Joshua for that matter) think of Spokane WA in terms of REI? With the little research I have done so far, there appears to be a lot of available property (at very reasonable pricing!) Is the market over saturated do you think? I don't have any direct ties with the location other than that it appears to have many opportunities.

Any thoughts would be much appreciated!!

Hi

My name is Carlin Andersen (25 years old)

I have recently become interested in real estate investing, and I'm looking to engage myself in a social network of like-minded people!

I am currently a student at the University of Montana -- where I have about another year (2016) before I receive my undergraduate degree. 

The bigger pocket community seems extremely active, and I have already learned so much from both the community and Brandon's videos! 

I am wanting to further my real estate education, and learn about good first-time-investor markets/properties, so that I can jump on a deal as soon as I enter the "real world" after my education. 

Please excuse me if my real estate terminology is weak, as I am still a newbie. However, I definitely feel driven to make it as a real estate investor, and have been researching and gathering as much information as I have time for.

My goal is to establish a portfolio of around 35-45 units and hopefully generate enough passive income to where I can comfortably enjoy my life, independent of 9-5 work commitments. Although this is a common statement, I have recently committed myself to achieving this goal, and believe it is a very realistic, and attainable one. 

Any contact/help/tips would be awesome, as I look forward to meeting people and to start establishing a network in the community!  :)
