Hi Mike,

Yes I did find the CALIFORNIA ASSOCIATION OF REALTORS site and the cost for the form is:

Non-Member Price:$325.00

MEMBER PRICE: $162.50

Being a non-member perhaps this is as expensive as having an Attorney review or create one for me - not sure.

OK so I have used LegalZoom in the past and had a Lawyer review the POA form and though they did rewrite it for me they were honest and stated that the LegalZoom form would stand up in a court of law in their opinion. So I was tempted to use LegalZoom to create a California specific yearly lease agreement ... but ... the overwhelming advice seems to be to get a Real Estate Attorney. That being said it is a simple one bedroom condo, so should I create the lease and have it reviewed, or let an Attorney draft the entire document? Anyone know the approximate cost to do either of these and perhaps a recommendation for someone they trust?

I will have to get educated on the grades. It is a condo in a La Jolla in a great safe location near UCSD and houses students and professionals mainly. Is there a link for me to better understand B- or below?

Thanks Kurt that was quite a thread you supplied. I think the important thing is to always do good screening and try to ensure that you can minimize the turn-around - hopefully without legal action. I decided to let the prospective tenant know that we list our properly lower than comparable units with the express desire to attract multi-year tenants but I think I should re-think this a bit.

Greetings,

I ran credit score, background check, and contacted references then contacted a prospect that looked good and asked if they were ready to sign lease along with security deposit and to my surprise they asked if it was OK to do a 9 month lease instead of a year lease.

Since we have other equally good candidates and desire to have a multi-year tenant this doesn't sit well with me. Has anyone else had a similar experience and can you share what you decided to do?

They are moving in from out of town and don't have time to view the property in person prior to signing whereas the other candidates would be able to view in person.

Any advice would be greatly appreciated.
