I am new to the site so the info may already be available in this forum. A brief look didn't find any post that fit my situation exactly so here are my details?  I have a 4 unit (two duplexes on same city lot) in Raleigh NC.  Monthly rent is $3100/month for all 4 units.  I want to refinance (current mortgage is 30 year fixed at 7%) but as my wife and I own an S-corp (retail shop) we don't have sufficient W-2 income to go the conventional route.  Current mortgage is $228k tax value is $420k (2008 last time valued so I think this is a good conservative value).  I've talked to First Key which will lend at 6% but with no cash out of deal.  Anyone know of investor friendly portfolio lenders in Raleigh NC?  Thanks,
