Buying with VA loans every PCS is a great strategy and I've been successful myself doing the same.

I think you need to figure out what your priorities and goals are in investing first, and move backwards from there. 

Do you want to invest in brrrs? Flips? Short term rentals? Long term rentals? House hacks? Which area do you want to invest in? What is your timeline for purchasing?

Once you have these questions sorted out it may likely be easier to see what is more obvious to do in the future.

For some of the more short term investing strategies HELOC's could be utilized as well.

I know a few people that have done Arti. It is legitimate. I used stringham however and really liked the way they presented the material and the study material helped as well. 

It is much more expensive though.

Was the AZ originally a personal home or just purchased for STR?


The home in AZ was actually a new build we bought as our first home with the intention to occupy but then I got orders to Hill AFB so we made it a STR.

I deal with mainly SFH with ADU's or MIL apartments and own two rentals in Ogden myself. I can't speak too much on new multifamily construction however the NAR reported in August that the Ogden-Clearfield area was the number 10 gaining metropolitan area in appreciation in the country in 2022 Q2 at 25.5 percent.

This is partially why I have a lot of faith in the market. Weber county is also the cheapest county within the "corridor" (median price between Davis, SLC, and Utah counties). With higher interest rates looming and the Northrop Grumman building just finished in the Riverdale area there will be more people looking for homes in this area.

Ogden also seems like it's going through a period of gentrification. New construction everywhere but don't have a lot of data to back that but I'm sure you could find some.

As far as vacancy goes I could believe it depending on your rental price points. Seems like there is no shortage of people needing to rent but to find qualified tenants has been our biggest struggle.

Active Realtor, Just converted my previous house hack into a LTR and just purchased my third property to house hack. Looking to do a flip in the upcoming year If I can take some equity using a HELOC out of my STR in Arizona.

I like to use avail.co I know other people use others as well but that's just what's been easy for me. It's 5 bucks per month per unit and they do state specific leases, and have education for landlords. It also can handle marketing and rent payments.

In my opinion this is just the right ethical thing to do. As agents we promise to act in our clients best interests no matter the the outcome. 

Omitting an option for them is not in their best interest and I honestly don't think it would be in your best interest either.
