Ned Carey, thank you for your input. Getting out is where I am now in my journey. I'm currently searching for REIA clubs near me as a start.

Im looking for Real Estate Investors who's transactions include Wholesale. I've read articles/blogs, as well as watched videos to gain insight on the subject, but now I feel a case of "Analysis Paralysis"coming on and ready to move forward

Shera, when you purchased properties from a  Wholeseller, at what point did you take a look at the property?

I have bought several properties from wholesellers and I have never had to deal directly with the seller. As far as I am concerned that is part of the work that the assignment fee is meant to cover. The seller has developed a relationship with the wholeseller and has no idea who I am. Things could really fall apart if a new person enters the deal in the late stages. If you have a good enough relationship with the seller that they agree to work directly with the end buyer to arrange times to see the property that does simplify the coordination but it is not without risk for you and your deal.

Shera , thanks for the input. I'm leaning towards this, no interactions between the Seller and End Buyer.

If you are Wholesaling a property "As-Is", will it be necessary to do a Walk Thru with the End Buyer?

I've watched a few videos by Investors on the subject of what should go into your contract when Wholesaling a property. Some have their fee already inserted into the contract, while on the other hand, some left the space blank. I assume this is because you can negotiate the price? Which is more correct?

When submitting your contact/contracts to the Title Company, what form should they be in; hand-written or typed?

Thanks. Will update profile

Greetings. Is there such a place to research properties that are close to being foreclosed? How about foreclosures; can you wholesale a property that has been foreclosed on? Will it be worth it?
