Hello all,

Attached is a loan calc I just ran for another property in Charlotte.  I am using 10% for CapEx with accurate taxes and costs.  I would appreciate if you had any input on what numbers you use for Charlotte market rentals/flips.  Property was built in 1962 and I am looking for cash flowing rental.

Hello BP,

I am running a bunch of property calculators on properties and ready to make some offers in the Orlando and Charlotte area.  I have attached a calculator I just ran for an Orlando property.  Should I use 10% for the CapEx?  The property was built in 1962 and is in decent shape just needs upgrades.  I planned to have tenants pay utilities since it is a house, but put $75 for misc fees.  

Any input is appreciated...  Thank You!!

@Richard T Himes. So it definitely depends on the lender but if your business is paying the debts they do not count against your DTI. Also for the rent payments if you have a lease agreement you may not be able to count positive cash flow but can negate the payment. So depending on rent you essentially would not have a mortgage payment counting against you.

Where are you located? If the above fixes your DTI issues you can just both be on the loan. Another option is for you to be on title and not the loan. That way you still have equitable rights. Plan C would be to have some sort of agreement written up.

Hello BP,

I am Carl and live in Sacramento, CA. I am looking to invest out of state in Charlotte and Orlando. I have been researching the markets and properties for a while now. Also read a couple books listened to podcasts about investing long distance. I am looking for other investors in these areas and realtors to start building a team. I am looking to buy and hold preferably with BRRRR method and flip if good deal. SFR and small MF are options. I plan on visiting once I find a good realtor and/or investor to take a look around the city. Ready to take action and partner with some like minded local professionals. I may have some private investors also willing to invest that I met at local REI meetings here.

Hope to connect with some people and close some deals out of state!!  Charlotte, Raleigh and Durham are all good areas I have found so interested in that whole area.

Hi @Ly Nguyen welcome to BP. Good to see you have a vision and a plan moving forward. Taking action is definitely the hard part and this community and resources can help with that. As far as the negativity around you just block it out. Anything that is not positive or constructive ignore. 

Sounds like you have a vision and ambition. I am in the Sacramento area also and there are multiple meetups that can be helpful. Let me know if you need anything or have questions during your journey.
