Thanks Bill!

I believe that is where I am going to start. Head down to the city and see what info I can gather up. I'm looking to see who owns it and see if I can wholesale the complex to an interested investor. From what I have heard so far, it used to be part of "the projects". I am unsure how this would advertise with an investor, but I also hear that you can get it done if the price is right!!!

Has anyone ever come across muiltiple buildings of a vacant apartment compound/complex? All boarded up..

Thanks for your response and the insight. It's very much appreciated.. I'm working on trying to get MLS access to run comps. Yes the presentation to the investor, that's some good need to know information you've provided. The 45 day thing, I've found, is either that it's a wholesaler presenting themselves as an investor (taking integrity out of the entire situation), or a buyer needing to secure private funding. I can work with the latter, I refuse to deal with the former. Thanks again!

Hey Guys! Have a list of questions for wholesalers and investors and whomever else out there. Answer one, all, or none.. Just throwing these out there. Thanks in advance for your consideration and attention!

1. What is a good skip trace tool?

2. What do I have to do with a house that has a tax lien on it?

3. Moderator edit - no dealmaking

4. Is that an OK question to ask on BP or is it frowned on?

5. Why would a buyer NEED 45 days to close? Is it that a lot of investors don't have private funding and need to secure it, or to lengthen the inspection period?

6. How often do you need proof of funds for your sellers?

7. I understand, as it was put to me, that a lot of wholesalers don't have integrity in their work and the way they do business and this creates a negative image for wholesalers in general, is this a common thought?

8. What's the best way to build the investor packet to present to your buyers?

9. Is there an easy formula to quickly calculate ROI?

10. On average how close do you see the ARV of a home come close to the Zestimate, or on the lower end, the County Auditor Value?

11. Any Driving for Dollars Testimonials

Thank you for the awesome advice. Unfortunately the seller fell through with unresolved and unexplained issues. What's a victory without a few obstacles though right!!!

Hey Guys! Carlan here. New to real estate and interested in wholesaling. Learning a lot off BP and trying to network with as many people as I can. What's the typical turn around time for colleague requests? I'm also wanting to attend some events or clubs in my area, IDK if I'm not using the site right or just not seeing anybody in Columbus, OH offering much in the way of networking and meeting up. I'm ambitious with a great student mentality and looking to expand my knowledge base and network but am falling short. Any thoughts?

Hello!

I'm Carlan, new to the site, new to real estate in general. Always wanted to get into it, but always thought I had to be sitting on money first.. Taking my first steps in wholesaling. I ran across an opportunity today and am just looking for a bit of advice...

Came across a house that is on the market FSBO, has been on a week and a half. Going over it's history, I see it's been on the market several times before, but never sold since this owner bought it. Originally a few years back when it first went up, it had a substantial increase from the original buy amount. Since then it has slowly come down to today, in which it sits for only 5k above the original buy price.

To me, this seemed like a great opportunity, may be a motivated seller I could wholesale the house with. My question is, should I get this appointment, what would be the best way to approach that subject, and does this sound like something anybody else has come across?
