@Elizabeth V. Hi Elizabeth, thank you so much for your feedback on the Athens area. I hadn't visited the area since I graduated in 2011, didn't realize the atmosphere had changed as much as you described. I really appreciate you pointing that out.

@Tareq Salaita Hello Tareq, it's encouraging to hear that you've found success investing from a very long distance. I've not built a network yet, any advice on how to build a strong network in an area I don't live in? I'm really nervous about mixing my family into my business ventures, none of them share an interest in finance and if it came to a point where I had to kick them out of someplace (I truly don't think I'd be able to)

@Juan Jackson Thanks for the feedback. I was thinking Athens would a prime location since UGA is large school, there'd always be college students looking to rent. But one thing that cautions me from that route is turnover. On average a college student would lease for 3-4 years...I was hoping for more long term renters. Are there any other locations in GA that you would recommend for a beginner real estate investor? My family lives in Clarkston, but I know the Stone Mountain, Lithonia, Conyers, Snellville, Decatur and Atlanta (near Howell Mill) areas pretty well.

@Vince Paparella Thank you for that information. I will look more into the rules for co-borrowers and FHA standards. I must admit, however, I am apprehensive about having someone else be a part of my mortgage, unless I can get into a partnership type deal. Would you advise entering into a real estate investing partnership for a first time investor?

I hadn't planned on moving back to GA just yet. I was planning to move back once I have a family. However, the turn-key SFR with a property manager option does sound appealing, thank you so much for the suggestion and for pointing me to NORADA. I would have to evaluate how the premium on such property would impact my bottom line cash flow; very excited to do the financial analysis on these options!

Hi Kuba,thanks for the warm welcome and advice...it's something I've been dabating, wasn't sure if I should go that route. Might pose a challenge if something were to happen with their ability to pay the rent.

Hi BP!

My name is Carla Crutcher. I'd been thinking about a strategic way to diversify my investment portfolio to include investments not dependent upon the stock market, then a friend and fellow BP member) told me about this site. I've been following the posts, podcasts, forums, blogs, guides and everything for about one month and I'm completely intrigued (I'm certainly hoping not to fall victim to analysis paralysis). I currently have zero debt and work a full time job as an Accountant (CPA) and am working on building more savings to use as a down payment (should I go the route of a traditional mortgage).

Although I live in San Francisco (too expensive), I would like to invest in a multifamily or SFR in Georgia, which is where I'm from and where my family currently lives. My real estate investing goal (pending cash flow and other considerations) is to either:

- buy a multifamily near my alma mater (the University of Georgia) in Athens, GA or another college campus in Georgia to rent to college students

-OR-

-buy a multifamily and have my family live in one unit and rent out the remaining units to other tenants (could I still take advantage of FHA loans that way?) or buy a SFR

I'm hoping to connect with people to assist me in learning more about multi-family and SFR investing, financing options (creative and traditional), the Atlanta real estate market, how to find quality property managers, remote landlording and more!
