I’m purchasing my 1st investment property (yay!) a small duplex in San Marcos, Texas 78619 but we’re having an insanely hard time finding a local appraiser who’s willing to do it quickly even though we’re able to pay $1000-$1200. 

If you're a local appraiser or know someone who know's someone that may be able to point me in the right direction I'd GREATLY appreciate getting in touch (asap please) :)

Has the access to data loads been removed?  I'm trying to access the data used in the webinar titled "How to Find a Market Using BP Insights with Data Scientist Dave Meyer"

I downloaded it several months ago before I really understood what I was looking at - I'm hoping that the data is available (and current).

hi there, were you every able to get your hands on the skeleton of an itemized contractor list?  I'm on the hunt for the same.

I'm a bit nervous that I won't be able to find a contractor willing to provide one, even I do give them an outline/form.... goodness knows contractors aren't exactly hurting for business right now, especially decent ones (I've lower my expectations from good to decent :))

If the below was representative of you & your position what would you do to take full advantage of the inherited capital and launch your REI business?

  • - Recently inherited roughly $250k
  • - Long-term goal: Passive cash flow of $5k per month from buy and hold investments. With a balanced portfolio of high cash flowing properties & high appreciation properties that also cash flow)
  • - Primary residence is in Austin Tx
  • - Very attracted to the BRRRR model
  • - More than willing to invest out of state. Will not invest out of country (yet :))
  • - Capable of and would enjoy doing the majority of the rehab work if the property were in or close to Austin
  • - Obtaining a mortgage likely not an issue given W2 income, credit score & DTI
  • - The only market with applicable relationships (to help until a reliable team is established) is in Jacksonville, FL
  • - Have 20 - 30 business hours and 10 - 20 outside of business hours per week to dedicate to this effort(s)
  • - Have been learning REI like a machine for the last 6 months and ready to move on 1st deal now

Happy New Year, All!

I've been using the market finder template from BP and holy moly... it seems nearly impossible to find a market in my target areas that will cashflow (even modestly) however, this is when I use the median sales price to determine expenses.  I understand why the template calls for the median but would I be doing myself a disservice if I instead used a number that would reflect the type of deal I am targeting (which is far below the median of the areas)?  TIA!

Hi All! Does purchasing a rental property (SFR) with cash always result in a lower CoC ROI than getting a bank lone (at 4% interest)? I'm in the practicing analysis phase of my growth plan and every example I've done this has been the case. I'd greatly appreciate any guidance on this as I have not been able to find a clear answer within any of my resources.
