hello,

I'm interested in getting into contract for deed on multi- family homes in Fairfirld County, CT. Is anyone in this area doing this already? I would love to meet up and chat.

I have an analysis program created by a fellow who is very successful doing this in CT, but I would like to learn more first hand from someone also doing this, who might be able to guide me through my first contract.

@Brad Simmons really? I thought I've read a bunch of times that an FHA loan is for first time home buyers.

Hello all,

I'm looking to buy my first 2-4 multi family unit that my family and I will move into one part and rent out the other(s). We already used the FHA option when we purchased our current home 7 years ago, (before getting into investing).

In order to purchase the multi family unit, we would have to sell our home first. What is another way to go about getting a loan with a lower down payment, since we can't use an FHA loan? Do we just ask different banks for a lower down payment, until we find one that will do it?

I'm also analyzing some properties from the "tools" section to see if the investment would be worth it.  We're really looking to have the rents pay for the mortgage and any other expenses that come with it and we can net $400-500 at the end of each month, that would be a bonus, until we get our next multi-unit.

Any info is appreciated!  Thanks so much.

@Jean-francois Ndomb I just started going to local RE investing meet ups and was lucky enough to meet someone doing wholesaling, which is my main interest, at the moment.  We had coffee and he mentioned that he had a mentor and was just passing it along.  

He's in the next county from me, so I'm trying to find things in my county, which he's trying to break into.  So maybe that's why too lol.  

I would start attending different meetings around your area.  There should be some listed on here in BP or try meetup.com.
