Thank you so much everyone for your input, it has been so so helpful. I’ve decided to keep it and use it as my practice house lol I figure since I already own it there's not as much risk involved if I do mess anything up and I could always sell it down the road if its too much

Your house is paid up so that is a plus on your side.  If its not burned to the ground then its a fixup under the new management.  I would get competitive bids to repair/replace and bring it back to rentable condition.  Then review the tenants with an iron clad agreement with First/Last/Security deposits and late fees that would stand out.  Gook Luck.


 Thank you for your advice! I do want to keep it I'm just worried about sinking more money into something that I should just let go. This is my first and only property so my experience is about zero and I'm questioning everything

It's in Charleston WV.  They didn't intentionally destroy it but one of the girls told me one of the others had a bunch of animals that she never took out and were just doing their business inside and i know they overflowed the toilet so badly once that it came all the way through the ceiling downstairs. I'm not sure of what other damage has been done but I'm sure there has to be more.  And the house is already old and possible the pipes froze from the house sitting empty all winter

I have a single family house is West Virginia that is paid in full.  I recently moved out to California and rented the property out to some girls who destroyed the house and then abandoned it.  Had the worst time finding a management company that would do anything at all and now the house has been boarded up. I'm not there to do anything myself but i finally have a decent management company.  They haven't been inside but they're already saying all the decks need replaced and probably the HVAC as well. Wondering if it's even worth continuing on with this property or just selling and starting over here when I'm ready
