Matt,

The property I just bought in Nashville is exactly that. 7.2% cap 12 yr lease with major retailer, with built in rent increases. I stay away from big box stores.

Matt,

Most commercal loans are going to ammortorize over 20yr. You won't get a fixed rate. My latest is fixed at 4.25 for 7yrs.

Matt,

I am in Louisville and just recently did a NNN lease in Nashville. Out of state is not a problem. Only do NNN in the best location usually best RD ie Shelbyville RD at red light. Cap rate around 7.2 for class A

You can go to CBRE on net and get city reports for individual reports Lease rates avg rates for area etc. In my opinion tenet credit worthiness is of upmost importance. I just closed om my first commercial retail deal.

Eric,

This will be purchased directly from developer it is brand new Class a. These numbers are from lease that is already signed by major retailer. Due to be completed in March 2014. In doing my research avg cap rate in area for this type of property is 7-7.5, which is right where this falls. I will be a 25% owner along with three others. I still have a lot to find out how my $100k investment will reasonably perform for me. The person who has brought me this deal is a major commercial investor in my area with a very good reputation, which is one of the reasons I am so interested. Along with the fact that the initial numbers look pretty good. The loan on the property will also be proportional recourse.

I was having a brain freeze when doing cap rate I /the numbers in the reverse order. Thank you Jon for seeing that.

Just a net lease, not triple net. These are the numbers presented to me from the person who has this deal. I would be an investor along with four other people. As far as the depreciation goes I will have to find out, he may be using some form of accelerated depreciation method. I will have to verify all of this through my due diligence. I have experience with residential flips and rentals, which is the reason I am on this board to have some of you experienced CREI look at this. The man who has this is a well known crei in my area.
