To clarify is your cash flow $850 a month after all expenses (mortgage, taxes, insurance, maintenance, turnover, etc)?

and you’ll only have to put $15K down?

Hi Kimberly, I am an agent in Minnesota. Honestly, it sounds like a fair deal for a market that is difficult to find good investments in. If I had something like that in my market, I would invest in it today. Best of luck!

Also, a couple clarifying questions. What’s the expected monthly rent and what expenses are the tenant versus you covering?

Quote from @Arlisha J Edwards:

We purchased our first rental property (in my personal name) in January 2023. Everything was going well until we ran out of money fixing it up. I took out We became late on the payment (2 months) and are now on time. I took out a loan to complete the reno's but because we didn't have the tenant at the time we fell behind on this too. We'd like to refinance this into our LLC to lessen the load on our credit. Can this be done and are there any DSCR loan companies that would do this? Would love to chat more.

We work on scenarios like this for our clients all the time. You are now in the right spot to get this going.

Are their options for pulling out funds from a rental property with solid equity and rent history without refinancing? I have several properties that I would like to pull funds from to use towards another investment, but the interest rates are so good that I would hate to refinance.

If I'm understanding this right you have finished the reno and also have a tenant? So you're looking for a lender that will refinance the property based on the property's cash flow?

Following, as I'm curious if anyone can give more information on this type of financing. I have not used it or had any clients that have used this type of financing in the past. TYIA!

Bradley, just curious what price point are you seeing investors purchasing new construction?

What’s the average rent for these homes in your market?

Post: High Profit Townhome Fix & Flip

Investment Info:

Townhouse fix & flip investment.

Purchase price: $140,000
Cash invested: $210,000
Sale price: $302,000

Revitalized a challenging 4-bedroom townhouse plagued by extreme distress, pet-related issues, and a no-rental policy. Opted for a fix-and-flip approach, investing 3.5 months in labor, which resulted in a substantial return. The project involved a full rehab, including landscaping and exterior garage improvements.

What made you interested in investing in this type of deal?

The numbers made sense; it was very obvious this project would yield a high return. Notably, we found this off-market before any other investors. The risk was that the association does not allow rentals; therefore, we knew no matter what, we had to be able to sell the unit once the rehab was complete.

How did you find this deal and how did you negotiate it?

I am a local broker actively seeking opportunities in real estate. Assisting people in buying, selling, and investing is my full-time job and passion.

How did you finance this deal?

Cash with a business partner

What was the outcome?

Although the project took an extra 40-45 days and incurred an additional cost of around 30K, we still generated a profit of 90K before taxes.

Lessons learned? Challenges?

We realized that we have a tendency to underestimate both costs and the time required. Moving forward, we'll be more thorough in estimating costs, ensuring a more accurate assessment, and we'll multiply our time estimate by 2-3 to account for potential delays or complexities.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, I recommend working with a local experienced agent like myself. Feel free to reach out, as I would be honored to help or guide you toward an agent in your area.
