The only way I've heard of stepping in without some type of loan or down payment was by wholesale. Maybe someone else has more insight or a different intro it RE.

Thanks guys. I'm going to read and learn as much as I can from BP and from a few books for the time being. I may try and land a job as a Realtor as it would give me a lot more knowledge on my area and about the field but I am not certain yet. Thanks for the advice.

I am looking for information on wholesaling and curious what courses or books any of you may recommend. I just got started in real estate in 2013 and I currently own and rent two mobile homes. The company I work for will be shutting down this Friday and I am looking for ways to get into real estate full time. Any recommendations would be greatly appreciated!!

I met last night with the gentleman. We are going to sign pretty soon. I talked him into doing a standard amortization at 6% for 100k. No down payment. Closing cost will be $300 on me. He is going to live in one unit for 6 months and pay a rent of $650. I am going to move into the other unit, when we sign, which he has just been using it for storage. If someone can explain how to post a picture I will upload a picture of the duplex. Thanks for all the help.

Sam W. This is in an entirely different city than the mobile home park. This duplex is already on a lot by itself. I will try and get a picture up of it this weekend.

On a side note, I have 9 open lots in our mobile home park that I hope to start putting mobile homes on after I get this deal finished.
