Post: Hard water issues In triplex

I have a triplex where two of the units have water softeners already installed but I do not have space to install an additional water softener in the third unit. Looking to possibly install a scale blaster device on the main water line to see if that will solve the water issues on all three units then I can avoid delivering salt every 3 to 4 months to the other two units.

Has anyone tried installing a scale blaster type device and what results did you have?

I'm a Real Estate agent in Bountiful close to you here in Davis County. There are a few lenders that do better at the Multi-family area along with those lenders that work more with FHA specific loans. You also have a potential option with Utah Housing loans as well where I could get you in touch with the VP of Mortgage Banking to see what option you may have.

I know in Davis and SLC county the 2-4 plex units are hard to come by right now and you may want to look at a single family unit with a mother in law apt you can rent out to someone that is family as well to help you start in your house hack. Not sure what city your looking in I have a few in Centerville and in Bountiful that have worked out really well. Let me know if I can help.

I had no idea they even had a leasehold style never really heard that too much here in Utah. How reasonable is it to find a good cleaning service a good handyman and a fairly removed property manager just to check on things from time to time. Also do they use title companies in Hawaii for closings? To make the numbers work out well enough we would need to self manage/schedule it on VRBO remotely. This particular unit three bedrooms three bathrooms 1100 ft.² and they’re asking 950,000. That seems really high I know about six years ago they were selling in the 500-600k range.

Iv'e been in real estate for 15 years in Utah and have seen the ups and downs over that time. I have a group of investors looking to buy a 3 bed, 3 bath condo, ocean view in Kaanapali but I am concerned at the ability to properly do a VRBO style rental business long distance. Also seeing what the local SLC market is doing right now I am concerned how hot the Maui, Hawaii market is right now knowing they can rise and fall a bit more dramatically and if this is closer to the peak of their pricing.

In addition to this as a general questions what are some things to look out for when buying into a condo HOA in Maui that may be different than in other parts of the country?

I live in Bountiful and help people with the purchase of investments in Davis County all the time. The South Davis duplex & - 4-plex'sright now are selling at a premium unless you are looking to go more into the Clearfield area and get one that you can rehab and up the rents from there. I would personally recommend looking at a single family in an area that is Zoned multifamily that has a basement apt. I also own a few townhomes that have worked great as rentals also. Let me know if you want me to set you up a Hotsheet on the MLS so you can stay on top of the new listings as they come up.

Looking at deal right now in a PUD built in 1972 where I already own a townhome for the last year that has worked out really well so far. The units I am looking at now are condo style with a basement walkout unit and a middle level unit. The units are priced the same at 66K in the same building. They do not have laundry in the units but there is a laundry room in the next door building.

What experience have you had owning these types of units. Turnover, plumbing issues worse for basement units, hard to rent without laundry, common indoor hallways, etc... Any insight would be helpful.

I've been an agent in the south Davis county area for the last 11 years and can definitely help with any questions you may have about the different cities. I Have owned my share of Rentals in Centerville and Bountiful both have done well for the last 10 years. I've multiple investors with single-family homes and also townhomes from North Salt Lake to Kaysville.

Is this an FHA appraisal/loan? If so they can require that certain repairs are complete before funding. Mainly with Roofs, Siding and Railings. A conventional loan appraiser will not care about that. In this situation I would not pay over appraised value
