@Ann Bellamy - thanks for the advice! I just finished listening to the podcast episode you guested on - lots of great information! I'd love to pick your brain sometime about the southern / seacoast NH area sometime.

The attorney I'm thinking of working with is licensed in NH and practiced his whole career here - he's just made a recent move to the West coast. 

I'm not concerned about his knowledge re: NH real estate lawyer, but rather more practical matters of working with a remote representative. 

For example, is the attorney's ability to appear in court critical, or is coaching from a knowledgeable attorney for self representation really the thing that's important. 

Thanks for your opinion @Alex Deacon. That makes sense is in line with where I'm leaning.

I've recently started searching for a landlord / tenant attorney to develop a working relationship with. I've done some research and am in the process of setting up a couple of meetings. The attorney that sounds the best to me on paper recently moved out of state with his wife t be closer to their children.

He maintains an office and secretary in my town, and says that, generally, most landlords are able to handle issues that ultimately end up in court just fine themselves after some coaching.

Have any of you worked with an out of state attorney? Are there any drawbacks of working with a remote attorney that I may not be considering?

Hi,

I've been looking at a property, running the numbers, etc., and it's piqued my interest. My realtor just forwarded over the property disclosure. It contains a notice to the purchaser instructing that all due diligence with respect to adjacent parcels be performed and includes instructions for obtaining information on sexual offenders from the local police department.

Have any of you run across similar statements in property disclosures before?

Do any of you typically perform that type of check prior to committing to purchase a property?

I'll do my due diligence, but am wondering if this is a property you would avoid on its face.

Hi - my name's Anthony Capozzi, and I'm a new member from seacoast New Hampshire, right next to the Maine border. I have two rental properties at the moment - a small condo, and a single family - and I'm closing on a duplex that I'll owner occupy at the end of next week! 

A good friend of mine and I have been talking about investing together in flips, as well as long term holds. He shared a Bigger Pockets podcast with me today, which led me to the site - and boy, do I wish I'd found BP sooner! Lots of great info, and the size of the active community is truly impressive.

Looking forward to connecting with other investors and knowledgable lenders and realtors in the seacoast NH and ME area.
