The tenant were doing all the maintenance and just deducting it all from the rent, I knew something was wrong when i never received applications, security deposits, socials, ect. The maintenance for rent is what i changed I tried to collect a security deposit which did not happen, and added a late rent fee.

I am a new real estate investor and bought a 4plex which at the the time seemed like a great deal. Asking price was 84,000 I offered 79,000 and got it. Came fully occupied with tenants but after the 1st month they were refusing to pay, now I am down to the last 2 tenants gave them 30 day notice due to missing payments had court they did not show and currently waiting for the call back from the sheriff to get them out of the property. What else can I do to get them out,also would I be in trouble if the water gets cut? I am making the payments on the property just coming up short to pay for that....I don't need any more legal fees....

Good day below are the number that i am looking at for my First possible purchase. I will be using my Va Loan in order to make the purchase seeing its an older property I will be purchasing Home warranty to cover some of the repairs. Any feed back would be great Thank you! 

Older Multifamily 4 Units 1979

Priced :160,000 I am hoping they accept 150-155,000

525-550 per unit = 2,125.00 month

Operating Expenses = 1,907.55

Monthly cash flow = 217.45 a month

I have been working hard these past few months on paying off a couple of my credit cards and about to pay off my truck loan.I am very excited and focused, this is going to put me in a better financial situation to commence my journey

I am still learning on Real Estate and I have read many blogs and forums on doing repairs to increase ARV. What are the main items that one can look out for when looking at property to touch up on and make a space more appealing to renter/buyer? All input will be greatly appreciated!

Hello my name is Candy Q from Temple, TX. I have been serving in the military for 11 years now and looking to go thru a new career path with Real Estate. I am new to REI and look forward to learning everything I can thru Bigger Pockets where all the knowledge is located.
