I think it's a plus having someone you trust living near (in this case next door) to your rental after you've moved out.

Since he's been there an additional four years mtm and he's a good tenant, I wouldn't charge him extra. I'd just do a rent increase as you've said you planned to do.. 

I had an outlet installed and put in an electric fire log set for tenants that want the ambiance of a fire. They were told that the fireplace is for decorative purposes only.

Are the competitors less expensive w/ comparable coverage? I'd consider calling you for a quote.

I use Foremost Insurance for my properties. I initially called a Farmers Insurance agent and she referred me to Foremost. She is the one that processes/handles the policies.
