welcome to BP! Always nice to see another tulsan! I know the REIA meets on the first or second Thursday every month, and heard of some meetups in the works.

Personally I've found wholesaling to be a good way to get into real estate. Low risk and low capitol needed. Ive had a blast doing it, plus you get to work with experienced investors and can pick up the lingo and how-tos in doing so. I studied wholesaling while working full time as well. Hope this helps.

I recently just sent out 31 letters to some absentee owners that I hand wrote and mailed myself. Today got 43 more potential leads and intend on getting many more in the Tulsa and Broken Arrow area ASAP. Obviously, I can't keep handwriting all of these letters so I was wondering if anyone had a specific company/site that they'd recommend so I can get some letters out faster and close more deals?

I have found it easier to build a buyers list of ppl who can pay cash then find properties. In wholesaling you get the property under contract once you and the seller agreed to the price then you assign the contract to the buyer for a higher price and you get paid the difference. 

Example: I find a property for $65,000 in interested in. I make an offer and get the property under contract for that amount (then the seller can't sell it to anyone else because it's under contract) then I turn around and assign the contract to a cash burr for $70,000. 65,000 goes to the seller and I get $5,000 for my service. Everyone wins :) hope this helped.

I've found Wholesaling the best way (for me anyways) to get started into real estate and kind of learn the lingo and what not that goes into real estate investing. Plus, low risk and you don't need a lot of capital to work with. Then after a few wholesale deals I can fund my own rental purchases. Just spend as much time on BP as possible. It can be your best resource.
