Hi All,
Thanks so much for all your answers. I landed up speaking to the home inspector and he conceded that is was 'recommended' not 'required' - But, we landed up changing it out anyway. Just didn't want another 'glitch' in this process. But I learend yet another lesson. :-)

Hi All,
I am just about to close on my first rehab - it has been a disaster. More on that later.
The buyer inspector has come up with 2 issues and I need help in deciding if he is being picky!
The dryer vent is not solid ducting and will have more than 2x90degree turns, if we replace it with Solid ducting. (I do believe that solid ducting is to code, so we will fix this.)

The big issue is the upstairs bathroom (which we did not touch) is venting into the attic with flexible ducting. We extended the ducting to the outside, but the inspector is insisting on solid ducting! Is he right or can I push back?

I have a property under contract and have an interested buyer. What kind of contract do I need to tie up the buyer for the b-c part? As I am not an agent I do not have access to the CA standard Real Estate contract.

HI Jon, Thanks for the quick reply. I do have an accepted offer in my name, so an LLC is out of the question. I also signed the contract with the sellers title company (and yes, they do mention that if I use my own title company, I would pay for Title Insurance), so in my naivete, I agreed to their title company. Can I request a title company change now, even though the contract is signed?

HELP! Just doing my first deal (wholesale). I cannot assign (based on sellers contract) and I did not choose the title company for the close (I was unaware how important that is!). The title company the seller chose has only gotten really bad feedback, so I am not sure they are competent or willing to do a double close. Have I any other options???
