Everyone has different things that they say during a conversation with a seller. The important thing is not what you say, but knowing the fundamental skills of selling.

 First off, thank you for your input.  I very much plan on getting my license.  I have been doing much research and was just trying to use this as a gateway.  The assignment of a contract in itself to an interested buyer seems to be legal.  I ultimately plan to utilize double close, but like I said just trying to get my feet wet.

Good morning Bigger Pockets community, 

I am a new wholesaler in the Philadelphia area and could use some advice. I am curious to know what are you guys saying to your motivated seller in order to secure your contracts? I do not have a lot of money for an earnest money deposit, so what should I be saying to my sellers to lock up the contract quickly?
