I have thus far only done fixed rate and fixed term deals. Easy to plug into the BP calculator and see if it makes sense. Any suggestions on how to analyze ARM deals? I'm looking at a portfolio of properties, local lender will do a 7/1 ARM for around 4%. How to pencil out after the 7 year term since interest rates will be unknown. Would love to hear people's experience with these sorts of deals and financing.

Anybody know of a lender who will do a portfolio loan (several SFRs) at a fixed rate? Properties are in Ohio. Thanks!

@John Sharpe exactly.  If it passes, invest in casinos, liquor stores, pot houses, amazon etc.

Interesting analysis.  But the key points are:  That ($1,000 or $2,000 or however high it goes) has to come out of somebody else's paycheck, (Higher Taxes on Landlords for example)  and it's a great assumption to say that those receiving the $1,000 would use it towards housing.  Sounds like creeping towards Cuba, Russia, China... dictators go vey slowly and make everything sound "nice" on the surface, until everyone is equally poor (except the Party Bosses, they have all the goods and means of production)
