I have built up a little capital and now I want to add a VA but I want to get the best VA possible to stay with me for the long haul. Where should I go?

thank you for the reply @John Thedford I'm not trying to broker any kind of deal or do any illegal RE business. I was asking to see if it were at all possible to do a wholesale on the property while the tenants still lived there so they would not have to move because they have been living there for 10+ years.

Hello all, 

my name is Cameron Strong. I am a new real estate investor out in the Memphis, Tn area.  I'm currently working as a quality technician for Riviana Food Labs, working overnight and I use my days to pursue financial freedom for my family (D4D, CC).

I've spent this entire year stuck in fear and reading articles and books, trying to use education as a cloud to hide behind instead of hopping out into the actual REI world and applying what I've learned. So now I have taken THE LEAP and have begun cold calling and placing my marketing signs in various locations. I welcome any opportunity to do JV's, meet-ups, or gain mentorship.

Is it a good idea to start my wholesale career off with a property that's currently occupied with tenants? Also how do I inspect the property to make a reasonable offer without interrupting the current renters? I have spoken with the home owner who is motived to sell quickly but I can not make an honest offer until I get help with this situation... Please help... Any info is greatly accepted

@Samantha Miller I have had the house inspected and everything is up to code. The repairs for this house are simply cosmetic. As far as my asking price, it is merely the asking price, it can be negotiated.
