Looking to find financing in Florida to purchase a 2-4 units multi-family property. I have a very strong financial foundation, high income and years of experience in the same career field however I've been self employed for the past year and found out you needs two years to get conventional financing. I'm looking to purchase rental properties but have been self-employed for the past year and have been told by 1 lender than there is a 2 year minimum. I'm a RE Appraiser and have been this for 5 years. 

I'm curious how others get past this hurdle considering many RE investors don't have traditional W2 jobs.

From my research it appears as though you can still find cash flowing deals in the cities surrounding Tampa that meet the 1% rule. Am I wrong? I know I can find better cash flow in the midwest but I'm looking for an area that is also experiencing some grow and has appreciation potential as well. From my research it has brought me to this area but not a specific city yet. Do you think it would be better to look into the cities south. I did consider Port Charlotte and Nort Port but there didn't appear to be many small MF properties in these areas.

I'm a buy and hold Real Estate Investor from Portland, OR looking to invest in small Multi-Family in one of the Tampa surrounding cities. Having been looking into St. Petersburg, Brandon and Lakeland. Looking for Investors and or agents with experience in these areas to share their thoughts. If there are any other cities in the area I should consider let me know.

Have a rental house with 2 tenants in it and they were looking to add another roommate since one moved out. The new roomate has a 5 years old Husky/Shepherd that is 50lbs. I don't prefer to have animals in the home as it has brand new carpet.

My first thought is to deny the tenant due to the size and breed of dog, however should I consider the option of a large pet deposit and pet rent. Should I give the option of them paying $60-$100/month pet rent and $500 deposit or should I just deny them? Curious what others have done.

I have a tenant who just gave me notice that they will moving out in a week. They still have 9 months left on the lease agreement. Lease agreement states tenant may terminate lease upon 60 days notice provided tenant pays termination fee (which is equal to two months rent). Termination will be effective as of the last day of the calendar month following the 60 day notice period. The termination fee is in addition to all rent due up until the termination day. Even though my tenant will be moving out in a week do I charge them rent for the next two months as well as a termination fee? Do I need to refer to my states landlord laws for this? Does the time it takes to re-rent the house factor into this legally?

@Jim Gonzalez I agree. I have been looking at cities that are 20-60miles outside of Portland. Salem, McMinnville, Newberg, Longview etc...

@Brandon W.    Where is option 2 located at? I can't image finding a 3/2 turnkey property for 85k in the Portland Metro area or surrounding.

Why are you specifically looking for Downtown and 23rd st apartments? 23rd is a highly desirable area but I would imagine it would be tough to find a profitable buy and hold REI. I would be interested to hear if anyone has had success in DT Portland recently.

@mike ness thanks for the detailed response. My PITI is $1750 including $110 for PMI on a 2bed 1 bath. I plan on updating the house myself throughout the next year. I didn't specifically buy the home as a rental investment property but would like to convert it to one if I could make it profitable, whether that be in 1 year or 5 years from now.

My goal is to slowly build a passive income stream through investing in long term buy and hold SFR's and small MFR's. I plan on spending the next year educating myself on the industry as well as our local market, putting together a specific investing strategy, and then start making moves. Like yourself, I much more interested in investing in inner Portland versus the outskirts of town.
