To be honest, that's not a good area. I'd recommend typing the address into a crime mapping agency (there are several free ones online) and seeing what the police reports are in that area as well as the frequency. That will help you decide based on your tolerance. The area is one in which a couple of streets can be generally fine and then one block away can be scary. It looks like your from Kansas City general, so I would go there some week day and night to get a feel.

Hello Everyone,

I am new to BP and also REI but I have a few questions about my potential first deal that I'm hoping can be answered.

I'm currently pursuing a 2/1 SFR that is between Holmes and the Paseo. The street itself looks to be nice but I've been told there's a certain point not to go east past in KCMO when investing. The current owner rents it out for $800/month. Is this roughly the rent to expect in this area going forward? Also, can anyone provide guidance on the general area itself? Where else might be locations to target or stay away from in Kansas City?
