 Hi :)

We just put a house under contract in Phenix City, Alabama and are looking for a good recommendation for a property manager. 

We've looked up Google Reviews and it seems to be a mix bag of 3 star reviews on average.

A personal reference would be great!

Did you ever find one? We are going to invest in the market and are currently looking for one.

Thank you everyone for your advice. I'm in the Phoenix Arizona area and I think at this point rents have not caught up to the pricing of the homes. The house I mentioned was a 3/2 in a C neighborhood that needed some work and the current rent being paid is $950 and the lease is up in June of next year. Single family homes are kind of pricey at this moment and when we do calculations on condos or town homes the HOA usually causes it to cash flow negatively. You guys are right. Maybe looking into long distance BRRRR would be better. This will be our first deal so I wanted it to be close but maybe we have to bite the bullet and go into a different state.

I've been using the BRRRR calculator here on many properties and the purchase price has to be extremely low, for example, I found a property for $180k and the offer we submitted was $91k and was denied with a rude response. Even with that price difference the cash flow would be around $100 a month. Is this because of the traditional financing or is it just because rents are too low in the area? Would love some feedback because after running about 50 deals in the same way I am getting either the same number or sometimes negative cash flow.
