Your guy knows how to do it right, so he's killing it. I read about a college student that did something similar with trailer houses and he was a multi-millionare by the time he hit 30. The vast majority of Sellers aren't that smart.

It's one of the dumbest things a Seller can do. It's a great idea if they're educated on the pros/cons and know how to protect themselves. Unfortunately, most Sellers don't have a clue, they structure deals that are far more favorable to the Buyer, and they lose money when the potential Buyer walks away (over 80% of the time).

If you're a seller, forget it and move on. If you're a Buyer, it may be an opportunity to take advantage of a naive Seller and get a great deal.

There is a guy here locally that is purchasing a property and leasing it to people for 17% interest rate and bringing in $1,200/month in interest. He is also stating that renting to own is awesome because they are 100% responsible for the property. So in other words zero maintenance and decent cash flow. He also states that when they opt out he keeps the 20% down and gets to do it all over again when someone leaves. Are you saying it's not smart if you're a seller because people are charging not high enough interest? Not being stand offish I just want to learn from you if possible.

Hello everyone! I just accepted an offer on my first rental. I am curious about creative ways to buy more properties quickly. I am a super newbie and I have read some about the BRRR method and that seems great, but what else is out there? Can anyone please spare any time at all to help educate me on different options to buy up more rentals quickly without dipping into my personal finances and making my wife incredibly angry! Hello! Me and two buddies recently went into business together and we are having a disagreement about our first rental property. Me and one of my partners are thinking about our first place being relatively inexpensive and not in the best area. This property will more than likely attract not so great renters, but will cash flow significantly more than a 70-90K house. The other partner wants to spend a good amount for our first property and get a nice spot that will generate cash flow around $150-$200 dollars a month. If we go with his option it will be literally years until we can purchase a second property. I see the pros and cons for each route. Can anyone let me know what their thoughts are on this? We live in Lima, OH and real estate here is very inexpensive. Any answers are much appreciated!

Hello everyone! My name is Cameron Garver and I am new to Bigger Pockets. I just became a Pro member and I wanted to network and see if there was anyone in here willing to message me some advice! I just got my LLC and EIN number and I am on the hunt for my first property. I am pre approved and ready to rock! I am wanting to start out in single family rentals (Would love Multifamily but too pricy to start out with). What is the best way to find deals on these properties. The market is hot and everything is usually under contract within a few days of it being listed. Is there a good way to look for foreclosures? Is this not a good way to go about it? Any and all help is much appreciated!
