If you plan to buy a property using a land trust for privacy protection, how do you go about making offers? i.e. Do you create the trust first, and then write offers as the trust? or get the property under contract in your own name and then create the trust / assign the contract to it? Thanks!

@Joshua Boyce

@Joshua Boyce That's fantastic info -- thank you! I've been using crime stats to get a lay of the land, and it's amazing how many decent-looking places are in war zones.  It would be great to connect with you in the future -- I'll send you a PM.

Have you tried the local REIA meetings? They usually have some kind of "Buy / Sell / Pitch" section in the beginning. Meetup.com is a solid resource and you can filter by zip code / miles. Good luck!

Hi all, I was wondering if anyone could share recent experience / expertise in using an FHA loan to house-hack multiplexes in FL?

I found this quote from several years ago:

Originally posted by @Mathew Aron:

I just spoke with someone at amerisave.com about financing a four plex with an FHA loan, but it didn't go so well. I did the personalized search to get my interest rate quote inputting a bunch of info including "primary residence" and "4 unit property." When the guy at amerisave called me, he said my loan would be an "owner-occupied investment property" because I'm collecting rent. Although I haven't heard that term before, I didn't have a problem with it until he changed my search criteria from "primary residence" to "investment property." Unsurprisingly, what came up is a higher interest rate and a necessary 25% down payment. I tried explaining that the property would be a primary residence for me (despite collecting rent from the other units), but he said it's not.

Is this info accurate and up-to-date for tri's / quad's?

If so, do they calculate based on units, or based on % occupied? For example, would it be plausible to finance an owner-occupied SFH with a detached multiplex in the back?

Hi all! I'm trying to familiarize myself with St Pete as an investment area, and some feedback from locals would be massively helpful.

I'm scouting multi-families to househack, so ideally somewhere that needs cosmetic improvement but isn't totally in the hood.

Historic Kenwood looks exciting(!) and fits the bill, and parts of Old Southeast also look promising. Are there similar neighborhoods that I should be checking out? Places to avoid altogether?

Thank you all so much for the welcome:

@Colin Mooney That sounds fantastic: it would be great to connect with you. I'm working out neighborhood profiles for Tampa and St. Pete, and St Pete is my next focus area. I'll send you a PM.

@Mark Nolan The BP podcasts are an amazing resource: they've been my driving soundtrack for the last few weeks. Also, your BP blog looks like a great Solo 401k resource: I'll refer back to it down the line.

@Keith Willey Thanks for the info: I'll definitely be joining the upcoming TBREIA meeting. I appreciate you offering your time, and would love to connect and learn from your experience; I'll send you a PM.

@Tom Ott Thank you and I hope to see you on the Forums, or next time I'm in Ohio!
