They have a lease but are receiving a section 8 voucher which pays almost all the rent. The section 8 office has told me the lease is not valid because they didn't know about it, and they'll need a new one which hasn't been signed yet.

I am a landlord in Maine and for some reason cannot find a clear answer to this question. I am wondering if I am able to evict my tenants, with proper notice, to move in to my own property. I am leaving the situation I am in currently and instead of renting or buying another property, I would like to move in to my own property. Is this proper reason to evict someone?

I have settled the issue with the Housing Authority. The case manager had lost paperwork from the tenant and had to catch up on what was going on. I told them it was two months past due and it was to be due immediately. Miraculously they came up with an answer on the spot after telling them I had served the tenant with a pay or quit notice: which I explained to the tenant was just a formal proceeding and not to worry as long as they were keeping up on their end. They pushed this to the case managers attention and I was paid immediately. I appreciate the advice and in the future, I will have a better understanding of the way this works.

I signed the HAP contract around November 6th so it has been almost two months. I have checked in with the office weekly to make sure all information was accurate and there was nothing else needed on my end. I am going to serve a pay rent or quit form today and let the tenant know that this needs to be resolved immediately with their case manager.

I have signed the HUD contract and they have a copy of the lease. Instead of calling, I have just gone into the office personally so there is no confusion. I've tried to get in touch with the manager there but she's always on lunch or vacation or something that isn't in the office. Is there a way to hold them responsible and not punish the tenant for it? This has caused late fees for my bills and I would charge the tenant late fees in any other situation.

I recently purchased a building with pre-existing tenants on section 8 living in one of the units. They did not have a lease so they signed a new one when I purchased the building. They had recently moved into this unit after living in another unit on the property. I have worked with the Housing Authority office and provided all the documents needed to switch the HUD payment into my name. After almost two months of waiting, and being put on hold with them and providing additional documentation, and not getting any real answers, I still have not been paid. Do I have the right to charge the Housing Authority a late fee and demand payment due immediately? The tenants have paid their portion of the rent which is very little and I do not want to take action towards them. They have tried contacting the HA and have had no answers. I am unsure of any regulations regarding Section 8 Program and can't seem to find any answers.

I currently have four people interested in a unit I have for rent. It is a two bedroom with everything included. I stated in the lease that I will allow three people to live there for the rent price, with any additional people paying an extra fee to cover extra water and electric expenses etc. What is a good price to charge the fourth person if the rent is $1,200?

I agree with Mags. Having a co-signer who agrees to be responsible if for some reason rent is not paid on time. @Mags S.

I currently have a two unit property and am having a hard time finding anyone who wants to move in quick, or returns their application. Everyone loves the space but does not call back like they say they will. It's better to get it rented to someone as long as they fit most of your application requirements, then to turn someone down for a questionable reason.

Speaking from experience, It is hard to get a start anywhere without credit history. I would say if the tenant fits all the other application criteria and can pass a background check, it's at least worth giving them a chance. As long as they have proof they can afford it financially, or can provide work references.

I have compared it to rentals in the area and since it is a college town, I believe I can rent it easily enough for $900 per unit. Upstairs is a 2-3 Bedroom and downstairs is a 2 bedroom. I recently made an offer for $45,000 plus the $30,000 in repair financing, making a total of $75,000. The bank countered at $70,000 with $30,000 for repairs, for a total of $100,000. The property was last assessed (before needing major repairs) around $120,000.
