Has anyone had any any luck buying material in bulk? I'm getting ready to build a 18 unit multifamily and any cost savings would really help. I've been looking at some bulk material on alibaba but it all seams kind of sketchy. Any ideas of how to source goods for less money would be great. Websites, catalogs, companies, trade shows to me vendors whatever. I currently buy a lot of stuff at Home Depot and I'm already one of the top purchasers at my local store but I feel like they don't give me a very good deal.

In my area if you want to do a pretty good size edition that doesn't have a ton of stuff in it (bathrooms) I would think it would be less than $100 square foot. The smaller the addition higher cost per square foot. But obviously construction cost very across the country.

Do you have a good electrician? If so ask him they always work with plumbers.

I'm 30 and I don't think of ever thought about earthquakes once. Except for there was a 4.2 earthquake in Springfield on the Fourth of July. I just googled Oregon earthquakes holy crap man they are going off all the time.

I keep trying to tag people with the @ And it never works. What am I doing wrong? I can't figure out how to vote for people either. I only use the app is that my problem?
@Erika Croonenberghs I live in a really nice neighborhood, bad for rentals numbers wouldn't pencil out, but great to live in. I want to walkscore.com for the first time and got a walk score of 0. One of my rentals that is in the worst area got a walk score of 58. What the heck? So is high bad and low good? Haha

I've sold a couple houses with small bedrooms one in particular was a 3/1 and all the bedrooms were really small. David is right you just need to find a buyer that doesn't care they are small might take a little longer but if your priced right you'll sell. Be patient good luck.

Nathan Wow you sound like a crusher. I'm not a realtor so I can't answer many of your questions but I did listen to one of Tom Hopkins sales training audio books and would recommend it to any aspiring sales people. I do recommending getting audiobook format so you can hear his cadence and how he talks. He also became a realtor 18 and talks about some of the obstacles he had to overcome with his age. Good luck!
