Would someone be willing to share an example of an assignable contract for Oklahoma? I’ve reached out to a few title companies and attorneys, waiting for responses and figured I would try the BP community also. Thanks in advance.

Start attending your local REIA's, this will help shorten your learning curve and keep you in the loop on what is happening in your market. Keeping a bead on the market is key, a lot can change over the period of 3-5 years. Best of luck and welcome to BP!

I recently found two properties while driving neighborhoods. Both properties look abandoned. After a some research, I found the listed owners and mailing addresses. I sent out yellow letters, but have not received a response. I am curious if maybe the owner addresses listed are incorrect. What are suggestions for next viable step in reaching out to the owners of the properties?

My wife and I have run in to this scenario before in Oklahoma. Not on the investor side, but as the potential renters. We found an excellent house from an "out of state" landlord on CL; they wanted the deposit and first month's rent wired to them. We could never actually meet with a human being so we passed on the deal...even a property manager or friend showing up would have sold us. Hopefully, the real owner of the house didn't have the same experience as you. 

Glad you were able to work everything out civilly.

I have tried filtering out a leads spreadsheet to track my direct mail responses and I am guess I am not typing in the proper keywords in the search. I know there are investors on this site who have come up with and shared some of their ways to log their responses from potential clients. Can anyone point me in the right direction, or provide a link?
