Hello all reading BP and i see people talking about contracts for deed. Can anyone explain to me what is this and how it works and why do people do it

Yes i assuming so as well , I was just wondering if their is something formal or if their specs to look for ,maps,etc

Hello bigger pockets family. Ive been educating myself on real estate and i often hear A/B areas purchase buying for real estate. Can someone explain this to me and how do i know what is an A area or B area and whats the difference

Awesome advice .. If I'm being honest if I buy the duplex outright I wont be hurting my personal guns because I have my savings for a rainy day and I have a stable income for life. The money i would put into is my play money, I just rather invest it then do something non meaningful with it. I guess my main thing was that I'm starting out and I've been doing alot of research so I dont have it upfront but you made a good suggestion that I will definitely reconsider. I was looking at the rental as a buy and hold deal so just a way to earn extra income  theyr maybe other options I can look into as well

Yes I understand about my credit unfortunately I had a space of identity theft and had to recovery which I did I paid of all my debt and I bring home an extra 6k a month so I am very cash heavy. The property ibwas looking at was in NC a duplex with tenants already in it for a yr contract I got it inspected and it I was told the problems and it will cost 10k to repair however my family does construction and they cut that in half for me im.guessing I could buy it outright but was told not to do that

yes I am using va for my current home mortgage  I dont think I will be able to use it again for financing a investment property

Hello all,

I am a noob when it comes to investing in real estate. I currently just left the military so I have no experience . I am recovering from identity theft so my credit is not good. I am looking to buy a rental property anywhere from VA to NC i found several properties and my price range is to 40k. I do not have that cash readily available however I make a good amount of money so I would be able to pay that off in a year. Can someone tell me what are my best options and where do i go next
