Are purchase and sale agreements different for all states or can I use the same one I use in one state for another state? Same with assignment contracts too?

I am a beginner in wholesaling and I am looking to lock my first deal in a contract. My question is when I start advertising my deal and reaching out to my buyer's list, do I advertise the original price plus the wholesale fee, or do I say I have this place locked up for this price and it would be the price I'm selling the contract for?

Me and another person plan on going 50/50 in a wholesale business. The thing is I know I will put way more time and effort into the business and turmoil will eventually breakout possibly. Let's hope that doesn't happen but my question is how would I go upon partnering? I heard from a lot of people that JV is better than forming an LLC right away just to test the waters. But I'm wondering why it is better? Is a JV still treated as an entity? Can I open a business account through the JV? And how do taxes work with a JV? Can you not write specific things off? And if things don't go well are JVs easy to just terminate?

I've heard from a lot of people always test the waters through JVing with your future partner before going into an LLC first. I am really unfamiliar with JV and don't know how it works. Is it its own entity? And how do I even JV with the person I am trying to partner with? When the deal goes through does the JV have it's own bank account the money goes to?

Starting to get into wholesaling and get my business up and running. I have a call with pcs to start my llc and getting my VAs Monday. Any wholesalers looking to connect on the phone. I have a couple of things I’m unclear about. And I would also like to hear some tips from successful wholesalers who have been through the business already.
