Puthea that is one of the great things about real estate you can keep your current job while you build your real estate into full time . So far I only have two rentals that are self managed they are newer sfh wich take very little of my time .i will be getting a multi family this year and will use property maneger on that since I work around 65hrs at another company .So you can be very flexible in real estate  good luck

Mark 4s would move the needle my biggest concern is if rates go up enough to push me cash negative at end of first term (5-7 years).I would like to get 4 unit or more of above average quality and rent price property.I believe on what little research i have done i could make a deal like this happen as far as qualifying for a loan and having down payment. If i cannot arange for full term fixed financing my business model could fall apart .

I have not picked a property yet I was checking to see what range of property i could afford based on cash flow. Once i have my finance costs I can start to see what deals make sense.

I have a question about commercial lending rates.I spoke with lender that i have used on single family rentals and the rates quoted would only be for 5-7 years on a fixed at around 5.5%.Is this typical of commercial loans ?My concern is I am wanting to buy and hold long term and am worried about rate hikes impacting future cash flow. Does anyone offer longer term rates on commercial loans ?
