Single-family residence fix & flip investment.

Purchase price: $105,000
Cash invested: $43,000
Sale price: $215,000

Helped a young lady in a tight spot who desperately needed to move. Talked it down from the original $120k purchase to $105k and had the work done in 3.5 weeks, but had to wait almost 2 months for a broken cabinet door.

Hey how’s it going BP family! I’ve been a member of BP for some time now, and I’m always on here reading comments and threads from others. I’ve been swamped for the past few years with my military lifestyle, but I’m not letting it hold me back anymore. From deployment and now flight school I’ve been constantly away from my hometown (which is my comfort zone) for the last 3 years. Even though I’m Guard and once I graduate from flight school I’ll go back home to my regular life of being an agent I really want to get my investments rolling. Wholesaling seems convenient and I’ve dabbled in it a bit, and I have a few friends home that are consistently killing it wholesaling. I want more though, because I’m in flight school I honestly don’t have time to answer phones and respond to emails much. How can I acquire rentals without risking much of my own money or time? How would I go about contacting someone interested in doing private money so that I could do a fix and flip with the assistance of a trusted family member/partner to monitor the projects (I can make trips home on the weekends to check progress)? Any help and strategies would be greatly appreciated. I’m still young and I have a wife and kids, and I really want to get started building a legacy for them. Thanks in advance!
