My thought about multifamily buy&hold is mostly from the podcast “lifetime cashflow through real estate investing”. I recently read this book “the complete guild to buying and selling apartment building”. This book favorites buy&sell over hold. 

Both of them put a lot of emphasis on value add. I am just about to close my first 5 units apartment deal. For those who has longer investment experiences, what is your take on this.

Assume that We purchase the same propert for both approach, for buy&hold the plan is to refinance out for the next purchase. What do you think would turn out better in 8 - 15 years period? Buy&hold, buy&sell or the mixed of both case by case?

@Thomas S. How does CoC decrease over time if you are not investing more money into it (not talking about maintenance apparently)?

@Robert Meyer lol that's also a lazy assumption. using your number cashflow will go negative. But it doesn't really matter cuz we are using a lot of assumption here :P

This is what I come up with base on the following assumptions:

1. $40k repair

2. 3% closing cost

3. 50% Operating Expense

This is a template I use myself, it's not proven useful/accurate. also considering all the assumptions ...

How about refi that house and rent it out to make sure its cashflow, then use the refi money (plus maybe your company gives you relocation fee?) to invest in MF at where you are moving to (house hack?).

@Steeve Breton like your answer. 

Knowing what you know now, do you think you can tell which one is good before putting money in their deal? I go to syndication meetups mostly for study purpose. My general impression is that the deals usually make sense, but I don't feel the "click".

Does anyone have recommendation for a good commercial real estate agent/broker?

We are looking for:

- 10 to 16+ units apartment building

- Value add

I recently saw a 6 units multifamily building. 3 units are rented. The other 3 units are fire damaged. The property is way under market value.

Should I consider fire-damaged building at all? If yes, what should I take into consideration in terms of rehab cost?

Any feedback would be appreciated!!
