You could also get a list from the county you want to buy in of properties with code violations and tax delinquents and start marketing to the lists.

Land is a little bit harder to flip in that you don't have the inspection out clause. Let the buyer know you have a partner that would need to approve your plans for the lot and you would like to contract with them on that basis with minimal earnest money. Once you get the contract you can approach the buyer you referenced.  If there are changes, you could reserve your right to amend or add an addendum based on your "partners" review. 

Hire a management company and move on.

I am set to close in a week on this deal.The seller has a month to month lease with tenants and they are planning to move out. Seller says they may need a few days past closing to be out. I do not believe that seller has given official notice to tenants. My buyer has no plans on renting but may be open if only a little time is needed. How should I structure closing to insure my buyers interests are met?

I definitely support video. You can do it yourself if you feel comfortable. If not use a service like Fiverr to create one for you. You may want to  explain how your process works, and the benefits to the seller  or  buyer using your service. You can also drive additional traffic by linking the video to YouTube.

You can use redfin.com to gauge values for the area. What are your plans for the house? If you wholesale it, you will need to be 65 to 70% of ARV minus repairs. If you are rehabbing or holding you could be less conservative on your percentages. If your on zillow check solds for the last six months in the area as well as the ones listed.
