Hi guys,

I'm curious to hear what some of you would think in this situation. My husband and I invest in NC. We've been watching this neighborhood that is in a good area however almost the entire neighborhood is for rent and a lot are going into foreclosure. The "deals" are there but we've been wary of purchasing because of how empty it seems to be. We can't decide if it's just the downside of the market bubble because all of them went for about $40-50,000 more than they're up for now or if there's a bigger underlying problem we're not seeing.

What are your thoughts on buying at a good price but there being a possibility it won't get rented? It's definitely not a flip situation and my husband and I prefer buy and hold for passive income purposes.

Or, what are the red flags out there in this situation that I may not be seeing?

Thanks for the advice!

Hi guys,

Thanks for the warm welcome! I would love to make it to the Meet up tomorrow however we're heading out of town the following morning and will have some major packing involved in the evening. Will try for the next one though!

@Andreas W. We chose Greenville because my parents now live just outside. When we bought our first place we didn't think we'd ever afford anything in NYC so we thought we'd at least put some roots somewhere. Greenville has proven to be a really accessible place for us to buy, with pretty steady tenants. Plus, if something goes horribly wrong, my parents can check on it. Hope that helps!

Hi BP community! So excited to be here and start learning more about investing in real estate. My name is Callie and my husband and I bought our first SFR about 9 years ago. We've had a goal of buying one every other year since then but now realize we can dream a lot bigger! We currently have 3 properties not including the apt we live in and are ready to try buying a duplex. Can't wait to get started!
