I appreciate your comments and taking the time to respond. I think I need to have a detailed hypothetical on paper to be able to talk to people who might be interested in being involved. I don't have a track record so that is out of the picture for now. I'm just in the process of trying to get the ball rolling.

How would you recommend going about talking to friends, family and others about investing in a rehab project. What kind of benefits driven presentation will help raise capital and what kind of returns have you or do you presently offer private money investors in your projects?

I too spoke with Brian today and it gave direction and focus to me. Brian was gracious and talked to me about a business plan, wholesaling, LO assignment, marketing and compliance/legal issues in light of Dodd Frank e.g. getting an attorney involved and more. Brian's professionalism is obvious and really inspires me to pursue a business quality I don't often see in others. As I told him I love it that he is California specific and his years of experience are miles ahead of me! Thank you Brian Gibbons !

I am currently talking with a seller and preparing to make an offer on a tri-plex. I need making sure my offer is on track to wholesale the property and I do not have a contract to work with the seller directly. Does anyone have a recommendation As to where I can get a contract/no realtor involved. And can Simone help with thinking through the numbers? Thank you!

Thanks for your input Thomas. I notice you are from Beverly Hills. I was just there yesterday. Btw, I am looking at 2 multi-unit properties in Los Angeles that I am trying to figure out how to fund the deals. I have thought about private money but personally do not have any productive contacts for private money lending yet or even less desirable but could help me get started I am considering an equity split with another investor should I find someone interested in a 50/50 split. Any other thoughts on funding the deals. First one is a 19 unit property for close to $1M and the second is 11 units near USC and not far from downtown for $775K both 7 plus cap rate.

A little background: I am currently working with a seller directly and negotiating. My market (San Diego) is extremely hot and the seller knows he can get what he is asking for his property but had it on the market for a while, fell out of escrow and his contract with realtor expired.

I think the margins will be so slim that it probably won't fly for a wholesale flip BUT how do I know what will work for a buy and hold investor?

Can someone help me to think through this?
