The area is really run down, at least immediately across the street from the Penn (@Kelly, you are right...its Federal and not the state).

In fact, I had initially thought that it was a courthouse.

Neither one of us has no fear of living there, but your responses are making me think of our long term goal.

My husband and I are thinking about getting a duplex, or a single family home with basement near the State Penitentiary, in 30315 / 30316. 

We've looked at Pittsburgh, South Atlanta, Lakewood and Lakewood Heights. From driving around, there are a lot of boarded up homes, but in actuality, there only seems to be a handful of listings on the MLS. Our agent told us that for every house, there's about 5 potential buyers because of the market.

Ideally, we'd like to renovate - just enough to live there and get a tenant in the other unit (or the basement apartment). We want to be a part of the community, so South Atlanta is attractive because there is a local meeting spot, a coffee shop. 

The question is - in Atlanta, people don't seem to mind living next to cemeteries, but just for investment purposes, what about living next to a prison?

Our agent has advised that we stay away from the penn, but, I don't know. I'm just looking for sound advice on whether or not we should be avoiding the areas right next to the penn.

 Hi Michaela - Yep, my condo is indeed in 30316 and it literally sits right on I-285

@Robert Herrera - Thanks for the tagging tip..LOL..I should totally know that!!  Yeah, I would consider that as a last option. I hadn't listed it and was approached by a few potential buyers who wanted to go that route. The issue with that is, I really am just ready to sell it outright. I know that there are a lot of wholesalers out there, so I guess the strategy will become more clear with each passing day. 

@Michaela G. - It's in 30316 right off the I-285. It's mostly section 8 rental and most real estate agents won't touch it. Some are even afraid to go into the area - don't know why as it's definitely not a warzone. It's just a low income area and I bought it for cash flow. I go over there by myself all the time - no big deal.
