I would say whatever strategy you decide to go with, make sure you work on establishing good credit, if you don't have it already. That is going to help a lot when you have little money.

Hi David P., almost always you would have to wait 6-12 months. They will not appraise the property higher than $34k immediately after you bought it.

Also, research a little more about moving your property from your name into a LLC. I've learned that obtaining financing is more difficult if its under LLC versus personal name.

Hi Andrew Stevenson, welcome to BP. I'm in Cali and closing on a property in Memphis. I found the property online, double and triple checked the numbers, gross rent, rent rolls, property tax, utilities bills, estimated maintenance costs, property management fee, etc. Then hired an real estate agent, to take pictures of property and determine the grade of neighborhood. Hired property inspector to check out property and lastly decided it was a safe investment after going through all that.
