Hi Dave Laird,

I covered the 100 year old hard wood in my property with a floating look a like. The thought for this was to not have to refinish the floor every time we turned around. Has a vaper barrier to protect even more.

When it is time for me to sell we will pull up the "cheap stuff" and refinish them. Witch will help with resale value.

I would stay away from carpet in main living area's.

Looking to start investment properties again in the Sioux Falls, SD area. I have decided to set up an LLC. Is a lawyer necessary for a rental property business start-up?

If yes, please list recommendations if you know of any practicing in South Dakota.
