Update: I just passed my tests and will be an Agent for World Class Realty out of Virginia Beach. I will be holding on to my current job for the moment but as soon as my real estate gig takes off ill hopefully be doing that full time. Send those people looking to buy or sell my way!

Same :( I'm dying to invest. Hard to do with not much cash on hand though. I even typed up a whole PDF with my sales pitch to try and get a private lender... all at work today haha it's killing me.

While this sounds good, this is completely untrue, you HAVE to have proof of funds prior to an agent letting you put it under contract. Unless there's some slick way of getting around that which I am not aware of.

Ok, So i am looking to make my first deal happen soon, hopefully within the next couple of months. I want to wholesale a few houses and then get into multi family units. So my question is about funding. If I were to get approval from a hard money lender, receive the proof of funds letter to get the contract in my name, and then assign the contract prior to actually receiving the money, is that wrong, illegal, or in some way unethical? And if so how? Thanks in advance!

Im about to finish my schooling to obtain my real estate license. The only issue is, I want to get started right away being an agent, except the start up costs are around $2500... and i simply dont have that / cannot save that in time when ill get my license. Do any of you agents out there know of any semi quick means of creative money making that can help launch my career as an agent? I have a wife and kid so saving money is kinda tight right now. It could take me a year or more to simply save up 2,500.

Im getting into real estate investing and Im almost done with my real estate classes to obtain my license. I am looking for a mentor or a partner who is motivated and just as excited about real estate as I am. I am a very hard worker and very serious about this field. Im 24 and looking to retire and manage properties by the time I am 38-40. Any information is helpful. Thank you.
